Finance companies do not look at you as an individual, they see you as a file number that is credit worthy or not. Your file will go through a trial, a series of hurdles and litmus tests to determine how risk worthy you are. If all three are requirements are met, you are in the best position to get the best mortgage rate. Two of the three requirements may get you a loan at a higher than average rate. One of three, unless you have a very high income, a large amount of cash available, it is unlikely you will get a loan.

Unfortunately, the credit score is something few people take good care of. Because of three numbers, you could pay hundreds, even thousands of dollars more or less per month on mortgage payments. The finance companies view everyone's scores somewhat as follows:

700 to 749 = FAIR
750 to 799 = GOOD
800 to 850 = EXCELLENT

It's improbable that someone will get a loan if his/her credit score is less than "Good"; it will depend on the market and the other two variables mentioned in "What do I Need to Buy a Home".

Now that you know the basic qualifications the financial institutions require, you should find out what your credit score is. The recommended down payment for the best rate possible is twenty percent (20%) of the entire mortgage. It may be possible to put down a smaller down payment if the other two variables mentioned in "What do I Need to Buy a Home" are strong. Depending on the market conditions, you may have no choice other than to put twenty percent (20%) down. Four (4%) to six (6%) percent of the property value may be required for closing costs. This amount depends on the market and the seller. If the market is saturated with inventory (supply and demand), or there is a motivated seller available, you may have to pay none or some of the closing costs; otherwise, you will have to pay it all. Ask your Oasis Group assistant, he/she will be happy to inquire on your behalf. It never hurts to ask, the worst the seller can say is "no."

Reserve funds. This is the amount of cash funds the mortgage lender expects you to have so that they are assured you can pay the mortgage and associated costs for a predetermined period. This amount of cash is based on your credit and income. Usually it is anywhere from two to six months’ worth of Principle + Interest + Taxes + Insurance (PITI). After being pre-approved for a mortgage, your Oasis Group assistant will be able to give you a better idea.

Quite simply put, your income should be at least two (2) times Principle + Interest + Taxes + Insurance (PITI). This can be calculated on a monthly or yearly basis. If you pay a total of $2,000.00/month (PITI), you should be earning $4,000.00/month net or $48,000.00/year net. This rule of thumb allows you to have other expenses from your disposable income, including a car payment, auto insurance, living expenses, other discretionary spending, etc.

  1. State or Federal identification. This could be a driver's license, passport, etc.;
  2. Your Social Security card;
  3. three (3) weeks' paystubs, or the last two (2) paystubs if paid bi-weekly;
  4. The last three (3) banking statements. This should be from all banking institutions you bank with, including statements of brokerage accounts, retirement plans, CD's, savings, checking, etc. The lending institutions want proof that you are financially stable. The less of a risk you are in their viewpoint, the lower your rate will be; and
  5. Last two (2) years W-2's. You may have more than one (1) W-2 per year if you changed jobs within a one-year period. It is imperative to have all W-2's for a complete two-year period.
